Responsibilities- Complete maintenance work orders for residents (service appliances, plumbing, HVAC systems, minor electrical, gate systems, pool operations, etc.).
- Respond to and resolve emergency maintenance requests after business hours calls (weeknights, weekends and holidays).
- Prepare vacant apartments to be rent‑ready.
- Perform preventative maintenance work.
- Keep the maintenance shop clean and organized; maintain adequate stock and inventory of parts for equipment, appliances, etc.
- Interact directly with residents.
- Delegate service requests to Maintenance Technician and Groundskeeper.
- Maintain logbooks and databases; enter service requests and status updates into database.
- Plan daily activities (including checking on work orders, prioritizing requests and completing administrative paperwork).
- Select external contractors and monitor their work performance.
- Support the Community Manager in meeting budget responsibilities.
- Manage property inspections – life safety, pool, elevators, lighting, etc.
- Follow and promote company policies and procedures.
- Make customer service a priority.
- If the property does not have a housekeeper or groundskeeper, perform light cleaning duties such as cleaning models, clubhouse, leasing office, emptying trash, cleaning the grounds and amenity areas, etc.
- Maintain (clean, orderly, and working in conditions) all amenity areas (pools, compactors, weight rooms, parking decks, etc.).
- Help support property rehabilitation (improvement) process.
- Complete all QA inspections on new construction properties (interior, exterior).
- Help evaluate all Maintenance Technicians and Groundskeepers (quarterly and yearly).
- A complete clean and neat uniform must be worn when working on any PAA Property including nights and weekends, if applicable. Personal appearance must be clean and neat at all times, according to PAA policy.
- Communicate with residents and prospects in a manner consistent with PAA's standards.
- Read and/or listen to resident requests/complaints.
- Receive resident complaints in a calm, open and professional manner.
- Solve problems quickly, usually within 24 hours, or contact supervisor for immediate assistance.
- Deliver newsletters, correspondence, etc. to residents' apartments.
- Coordinate, set up, attend, and clean up after resident functions (food, tables, display areas, etc.) as requested by the Community Manager.
- 3 years maintenance experience (apartment maintenance experience preferred).
- 1–2 years maintenance supervisory experience.
- Troubleshooting and problem‑solving skills.
- Budget or basic business finance helpful.
- Refrigeration certification (type 2 or universal) or obtain in the first 90 days of employment.
- Valid driver's license (free from major moving violations) and dependable transportation.
- Use various hand tools and test equipment.
- Bend, stoop, and kneel for extended periods of time.
- Push and pull up to 300 pounds on wheels.
- Lift up to 50 pounds.
- Climb ladders of up to 40 feet in height.
- Use a hand‑truck and/or operate company vehicles.
- Move appliances from one unit to another across the property; appliances may weigh 75 to well over 300 pounds.
- Move commercial laundry rooms' single washing machines and/or stacked clothes dryers weighing 120 to 300 pounds for maintenance.
- Move furniture from one unit to another or within a resident's apartment, weighing several to over 300 pounds.
- Move building type materials for repairs, weighing several to over 300 pounds.
- Maintain or repair special equipment (exercise equipment, gas grills, golf carts, car washes, amenity areas, security gates), often exceeding 100 pounds.
- Perform resident service functions or upgrades (e.g., install lighting, ceiling fans) using a step ladder and lifting.
- Expected pay range of $28–$31 per hour.
